The aim of Property Quarters Residential Block Management:

is to ensure the efficient and effective running of the block within the financial constraints whilst adhering to health and safety issues, statutory requirements and specific demands from the client.

By allowing Property Quarters to manage your property we will endeavour to ensure you live in a stress free comfortable environment and that the value of your property is maintained.

Our services include:

  • Providing a draft budget tailored to the requirements of the forthcoming year.
  • Calculation of the service charge apportionments
  • Preparation and despatch of invoices and collection of service charge payments and ground rent in a dedicated and secure clients account
  • Pursuing arrears including all necessary legal action. *Maintaining financial records of all income and expenditure
  • Liaising with accountants to produce end of year accounts
  • Collation and payment of invoices and monitoring of all contracts in relation to expenditure
  • Overseeing tendering procedure for all goods and services and ensuring all services are competitive
  • Monitoring and supervision of any contracted staff including maintaining the payroll
  • Frequent inspections of all internal and external common parts to identify areas of concern. Ordering repairs and maintenance items as they fall due.
  • Ensuring all aspects of the building and any additional insurances are in place and administration of any claims arising
  • Dealing with lessee's day to day enquiries in relation to the terms of the lease and common parts
  • Liaising with the residents association and attendance at Annual General Meeting.
  • Maintaining an accurate database of all addressees
  • Advising on any changes in legislation in particular leasehold reform and health and safety matters.
